Annual boiler servicing is essential for three key reasons:
- Safety: To ensure your boiler is not leaking or emitting dangerous fumes
- Efficiency: To help save money on your energy bills
- Warranty: Most boilers come with at least 5 years manufacturer’s warranty subject to annual servicing
Our standard service is compliant with both boiler manufacturers’ interim service instructions, and the latest building regulation requirements and is recommended every 12 months or as per your boiler manual. It includes various checks, including:
- Test pipework and gas meter for leaks
- Clean condensate trap
- Visual inspection of internal & external parts of flue
- Flue has and oxygen chamber analyses
- Check inhibitor levels and advise
- Clean magnetic filter
- Check safety devices
- Visual check of boiler and case seals
- Check operating pressure at maximum output
- Check boiler thermostat/controls
- Remove boiler casing and check all main components including burner, heat exchanger, main injector, speak/sensor probe
For rental properties:
- Check carbon monoxide alarms in all rooms that contain a gas appliance (excluding kitchen)
- Optional Landlord Gas Safety Checks for only £15 per gas appliance
